In Los Angeles,where domestic ambition is often measured in square footage, WaringResidence proposes a quieter alternative. Working within a compactfootprint, the project reframes luxury as something embedded inprecision, light, and sequence, focusing on how each move contributesto a continuous and intentional living experience.
Developed byPremise in collaboration with Avi Galili Architects and withinteriors by Carlos Peraita, the project is guided by a clear idea:spatial quality comes from clarity of organization and depth ofexperience. This approach aligns with the thesis that a broader shiftin Los Angeles housing is about to occur, where smaller footprintsbegin to challenge the dominance of oversized homes.
Located in WestHollywood, the 3-bedroom, 3.5-bath residence is defined bycraftsmanship, materiality, and atmosphere. Travertine floors andsurfaces, custom white oak cabinetry, and hand-applied roman claywalls establish a consistent material language throughout. Naturallight moves across these surfaces over the course of the day,bringing out texture, curvature, and proportion. Each element isintentional, with an emphasis on design honesty and livability.
The projectoperates within a tightly controlled 120-square-metre buildableperimeter. The form is produced through the program composition andthe arrangement of spaces, setbacks, and height limits, which havethen been refined responding to light, views, and movement across thesite.
A tallersouth-facing great room anchors the house, opening fully to the rearyard and drawing light deep into the interior. This volumeestablishes a direct relationship with the outdoor space and definesthe primary orientation of the home. The mass is carved throughopenings, recesses, and voids that register the internal organizationand bring light into the depth of the plan.
Porositystructures the exterior. A curved entry, a carved-in carport, plantedrecesses, and an external path to the roof deck define the perimeter.Angled openings frame views and control the movement of light acrossthe facade. A rough stone-clad base establishes a horizontal datum,supporting a smoother plaster volume above.
Within thisframework, the stairs are developed as a compact intervention. Itsfootprint is minimized, and a skylight introduces a vertical line oflight through the house. As it rises, it connects adjacent spaces,linking the powder room at the lower level with the upper floors. Thesequence continues toward the balcony and rooftop terrace, where thematerial shifts from interior wood flooring to exterior tiles thatstep down and register the change in use.
The rear yard isorganized around a 35-foot travertine-clad lap pool, set within aplanted perimeter and connected directly to the main living areas.Above, the rooftop deck captures views of the surrounding hills andextends the sequence of spaces vertically, offering an additionalarea for gathering.
Delivered withthe close involvement of Premise, the project is carried through withprecision from concept to construction. The house is formed throughprogram, code, and site conditions, and brought to resolution throughcareful detailing and material control.
